I've spent 8+ years in the title industry, and I've called Citrus County home since 2006. I know this community because I live in it — I raise my four kids here, worship here, and volunteer here.

Once you're under contract, I open the file and order a title search — a deep look at the property's history to confirm the title is clean and truly yours to buy or sell.

If the search turns up an old lien, an unpaid tax, or a name that doesn't match, I work to resolve it before closing — so there are no surprises when it's time to sign.

Prepare & protect

I coordinate with your lender and agent, prepare your closing documents, and hold every dollar safely in escrow until the moment it's supposed to move.

Sign & celebrate

At closing I walk you through each document as your notary, record the deed, and make it official. Then it's done — and the keys are yours.

In short, I make sure the property you're buying or selling can change hands cleanly. I research the title's history, resolve anything that could cloud ownership, handle the money safely in escrow, prepare the closing documents, and notarize the signing. Think of me as the neutral party who protects both sides and gets the deal to the finish line.
Title insurance protects you if a problem from the property's past — an old lien, a missing heir, a filing error — surfaces after you own it. Unlike other insurance you pay monthly, an owner's policy is typically a one-time cost at closing that protects you for as long as you own the home. If you're financing, your lender will require their own policy; an owner's policy is what protects you. I'll walk you through your options.
Escrow simply means a neutral third party holds the money and documents until everyone has met the terms of the deal. Your funds sit safely with me — not with the buyer or seller — and only move when the closing conditions are met. It's the safeguard that lets both sides trust the process.
Every transaction is different, but many residential closings come together over a few weeks from contract to keys — the timeline depends on the title search, your lender, and whether any title issues need clearing. I'll give you a realistic picture for your specific deal early on, and keep you posted if anything shifts.
In Florida, who pays which closing costs can vary by county and is often negotiated in your purchase contract. Rather than guess, I'll prepare a clear, itemized estimate for your specific transaction so you can see exactly where each dollar goes before closing day — no mystery fees.
Many closing and legal documents need to be signed in front of a notary to be valid. As a licensed public notary, I handle that as part of your closing — and I'm glad to help with other documents too. If you're not sure whether something needs notarizing, just ask.
